Nearly $244 million in residential real estate changed hands at Boca West during its 2025–2026 fiscal year. The number is striking on its own, but the longer record makes the result more significant: MLS-reported community sales volume has risen from $39.6 million in 2018 to $191.9 million in 2026, the highest level in the period reviewed.
According to Boca West’s October 14, 2026 real estate report, 274 residential transactions closed during the fiscal year. Of those, 234 MLS-reported sales totaled approximately $191.9 million, while 40 private transactions added about $52 million. That distinction is important: the nearly $244 million headline captures the full community market, while the multi-year trend data below reflects MLS-reported sales.
Eight Years of Residential Growth
Boca West’s 2026 result is not an isolated spike. MLS-reported residential sales volume increased from $39.6 million in 2018 to $62.6 million in 2019, dipped to $55.9 million in 2020, then climbed sharply to $110.3 million in 2021 and $139 million in 2022. Volume reached $147.5 million in 2023, held at $141.1 million in 2024, rose to $151.9 million in 2025 and advanced another 26.3% to $191.9 million in 2026.
Across that eight-year span, MLS-reported dollar volume grew to nearly five times its 2018 level. For a mature residential club community, that trajectory is notable because it reflects sustained activity across a varied housing base rather than the effect of one exceptional transaction.

Condominiums Accelerate the 2026 Story
The most dramatic movement in the latest fiscal year came from condominiums. MLS-reported condominium transactions increased 28%, while condominium dollar volume rose 61.6% to approximately $146.4 million. The gap between transaction growth and dollar-volume growth does not establish a single cause, but it does show that the value of the condominium sales being recorded increased much faster than the number of deals.
That performance stands out against the directional county context cited in the report. Palm Beach County’s 2025 combined townhouse-and-condominium transactions declined 1.7% while dollar volume increased 3.7%. The periods and housing categories are not directly comparable, but the contrast helps illustrate how unusual Boca West’s condominium growth was within the broader market environment.
Boca West’s scale also matters. More than 55 neighborhoods include condominiums, villas, townhomes and single-family homes, creating multiple residential micro-markets inside one club community. The 2026 numbers suggest that understanding which property segments are gaining momentum can be as important as following the community-wide total.

Club Investment Remains Part of the Equation
Residential private club real estate is shaped by more than housing inventory. Buyers are also evaluating the club environment attached to that residence. At Boca West, four championship golf courses, racquet programs, dining, aquatics, a 72,000-square-foot fitness center, a 38,000-square-foot spa and more than 600 member events a year form part of that proposition.
“Boca West continues to invest in the experiences and amenities that make this community exceptional,” says Matthew Linderman, CCM, President, COO & General Manager of Boca West Country Club. “From our championship golf courses to fitness, wellness, dining and social programming, our commitment is to continually raise the standard for our Members. It’s rewarding to see such strong interest in the community and the lifestyle we’ve worked so hard to create.”
The sales history does not prove that any one capital improvement caused the rise in residential volume. It does, however, reinforce why club investment belongs in the real estate conversation: in a residential club, the condition of the shared member experience and the condition of the housing market are being evaluated at the same time.

Boca West Realty’s Growth Is Its Own Turnaround
The expansion of Boca West Realty, the community’s exclusive on-site brokerage, is another major part of the story. Reported sales volume rose from $10.2 million in 2021 to $54.8 million in 2022 and $101.4 million in 2023. After holding near $97.1 million in 2024 and $95.5 million in 2025, the brokerage reached $142.2 million in 2026 — a 48.9% year-over-year increase and nearly fourteen times its 2021 volume.
Its share of Boca West’s MLS-reported community sales volume also strengthened materially, increasing from approximately 63% in 2025 to 74% in 2026, an 11-percentage-point gain in one year. Within condominiums, Boca West Realty recorded approximately $102.8 million in 2026 sales volume, up 84.4% from the prior year.
“Our results reflect more than a strong year in real estate,” says Stephann Cotton, CEO of Cotton & Company and managing broker for Boca West Realty. “They demonstrate the value of having a team that knows Boca West inside and out. When you’re responsible for nearly three-quarters of the community’s publicly reported sales volume, you develop a perspective on pricing, buyer preferences and individual neighborhoods that is difficult to replicate.”
For Private Club Report readers, the significance is not that every residential club should expect the same trajectory. Boca West’s results are specific to Boca West. What makes the story noteworthy is the scale of the change: a community that has expanded MLS-reported sales volume from $39.6 million to $191.9 million since 2018, alongside an on-site brokerage that has grown from $10.2 million to $142.2 million since 2021.
The nearly $244 million 2026 total marks the strongest point in that progression. It brings together a surging condominium segment, continued club investment, a broad range of residential inventory and a much stronger on-site brokerage operation — a combination that has made Boca West’s latest fiscal year stand out on its own terms.
